The proper way to do this is to contact the copyright owner and publisher and obtain a license for the material you are interested in using. When you get a license, you are allowed to get a copy of the material directly from the source. For example, a vocal track will be delivered to you from the multitrack masters. If you try to extract the material yourself, you will still have to obtain a license before you use it in public (profit or no profit, it doesn't matter). If the copyright owner and publisher refuse to give you a license, you would have done all that hard work for nothing. Better safe than sorry.
